Full Service Marketing Outline
Based on your particular need, I will:
1. Determine Occupancy and Secure:
If vacant, the property will be secured immediately, and a lockbox
installed as per your instructions. If occupied I am experienced in
assisting with evictions, lockouts, testifying in court and cash for
keys.
2. Check for possible safety concerns, detrash & maintain:
If there are safety concerns, I will let you know and have the problem
addressed immediately. The property will be detrashed and cleaned. If
the cost is over the allotted amount I will get authorization from
you. I will employ the appropriate people to maintain the property,
such as gardeners, pool men, etc.
3. Turn on Utilities: This can be done in your name or mine,
which ever way you prefer. At the close of escrow I will make sure
they are turned off immediately.
4. Payment & Billing: Monthly reimbursements will be
submitted according to your procedures.
5. Provide you with a complete Listing Package: This listing
package will include a Broker's Price Opinion, interior and exterior
photographs, comparable listings, escrows and sales, bids to repair, a
termite report, a Listing Agreement, marketing program, and any other
information you may require. I will also make sure your appraiser is
given immediate access and provided with any information needed.
6. Preparing the property to list: If you decide you want the
property repaired I will employ contractors on your behalf, and
provide you with photographs of the work upon completion.
7. Listing the property: During the course of the listing I
will keep you informed via Monthly Marketing Reports. This will
include any changes in market conditions, feedback from showings, and
copies of all advertising. Please note that Coldwell Banker is a
nationwide company, and I will implement a strong and aggressive
marketing program to help expedite a sale.
8. Offers: When an offer is received it will be presented
immediately, as per your instructions. For example some institutions
prefer an "Offer Sheet", which provides the terms and net to
the seller. OThers prefer receiving a copy of the offer and some want
both. With all offers, I always request from the Buyer a
pre-qualification letter and verification of funds.
9. Escrow: I will open escrow, generate the necessary
paperwork, and make sure contingencies are met and keep you informed
of the progress.
10. After closing escrow: Within 30 days of closing you will
receive all outstanding invoices, which usually amounts to the final
utility bill.
